MAY 16, 2025 PUBLIC WATER UPDATE:

The Town of Union public water project is FINALLY coming to a conclusion. In speaking with the Engineers on May 15, 2025 they informed us that everything is finished regarding the power connections and that they are just waiting for the last contractor to complete all the system testing. This includes testing and filling the water tower, testing of the water lines, and actual water testing. Then they will fill all the water lines and the system will be ready for final connections.

Over the next few weeks, you will see a lot of activity around the park with the water lines and water meter "pits". This includes testing as well as the installation of the water meters in the plastic "pits" that are near everyones' home. This means you cannot park vehicles or sit anything on top of those plastic pits during the day (overnight is fine) from now until you are connected to city water.

We are currently planning to do the final connections sometime during the week of June 9 - 13. The actual date will be determined based on weather and other factors and we will try and update you via text with the final date no later than Saturday June 7th or as soon as we know the exact date. The contractor we will be using to do the final connection will be Hillegas Plumbing (Construction & Consulting) from Union. They will be in the park over the next few weeks looking and crawling under everyones home to be sure they have all the needed pieces to be able to connect everyone as quickly as possible.

IF THE DATE WOULD NEED TO GET PUSHED BACK FOR ANY REASON THE PLAN LISTED BELOW WILL NOT CHANGE, JUST THE DATE WE DO THE WORK. ANY/ALL CHANGES WILL BE SENT OUT TO EVERYONE VIA TEXT FOR THE DATE OF CONNECTION.

On the day we do the final connection we will be shutting off the water in the entire park at 8am. The plumbing crew will then begin to connect each home to the new public water system. As they do this, city water will be turned on to the homes as they are completed. The GOAL is to get all homes connected in one day. If we cannot get all of them done in one day, the few homes that are left will not have water until the following day when the crew can complete the rest of the homes. We plan to start at lot 24 and then go in order from 1 to 23. So if you are in lot 18 or higher it would be good to prepare now for the potential to be out of water for up to 36 hours. We hope to get it all completed in one day but it is best to be prepared to flush toilets etc.

At the time we connect your lot to the public water you will then begin to be billed for all your water usage by the Town of Union public water utility. If you have any questions about the water billing etc. please contact the town of Union at 304-772-5522

Please note that the date your home/lot gets connected to the public water system your month-to-month lease will be automatically amended so that your monthly lot rent will no longer include water service. We will not be reducing the monthly lot rent due to this change. We have spent over $25,000 to do all the work to connect everyone to the public water system. We have covered all the costs of connecting each tenant's home to the new public water supply. In some cases that meant we had to run a new water line under your home from one end to the other. We have paid to have all this work done by professional plumbing companies at no cost to you. However, after this work is completed and you are all connected to the public water our responsibility for the water lines will end. The city is responsible to maintain the water meter and everything before it (main water lines, etc). You will be responsible to maintain the line between the water meter and your home. The water meter is in the plastic "pit" in your yard or driveway area. All these new lines are one-piece 3/4 inch blue pex lines and any portion that is above ground is wrapped in 1-inch-thick commercial pipe insulation. We cannot guarantee that any above ground portion of this new line will not freeze, however pex is very tough pipe that can normally withstand freezing and expanding without bursting and we have insulated it with the best available product on the market. We encourage you to take any proper steps you feel necessary to prevent this new line from freezing (please use only products or techniques that are approved for pex pipe). There is a new shutoff ball valve (lever valve not a twist style) at the end of the 3/4 inch pex line for each home. This new valve will be located under your home at the main connection point for the water to your home (the same place the connection is now). This will be the primary water shutoff for your home. The water can also be shutoff by the city or a contractor at the water meter in the plastic "pit". So every home will now have at least 2 shutoff valves between the public water system and your home.
