Mobile Home Park 2024 Summer Updates:
Public Water Project Update
The water project is progressing and very soon (possibly starting as soon as Monday, June 17th) our contractors will be working in the park to do the underground pipe work and will also begin working underneath the homes to get ready for the final connection (which will happen most likely in late July or August). In order for us to do this connection work under your home some of the skirting will need to be removed. This will vary with each home and some may only need a small portion removed and others may need most of a entire side removed (not all of it but a small section every 8 to 10 feet). One or two small sections may have to remain off until the final water connections are made later in the summer when the entire public water system is activated. The contractors will be as careful as possible when removing the skirting however some of the homes have VERY OLD skirting and it is very fragile and brittle. It is very likely that some of the very old skirting may not be able to be reinstalled due to how old it is and the poor condition it is in currently. We cannot and will not be held responsible for any skirting that is in such poor condition that it cannot be reinstalled. It will be your responsibility to either fix it yourself or have a contractor repair the skirting on your home if our contractors are unable to put it back in place. If you do not want our contractors to remove and put back the skirting on your home you need to contact us by phone or text before works begins at your lot. You will then be responsible to remove and reinstall the skirting at your home either by doing it yourself or by paying a contractor to do it for you. If your home skirting is relatively new and in good condition then there should not be any problems or issues. It should only be the homes that have older skirting that is in poor condition. Also, if you are planning to have your skirting replaced right after this water project please call or text us and let us know that as well and we will not have the contractors bother to reinstall the old skirting.
Please call or text us right away if you do not want us to remove your home skirting, or if you are planning to have your skirting replaced after the public water is completed. 304-370-3260
Children in the Park
School is out and children are riding their bikes and playing around the park much more than normal now and for the next few months. Please drive very carefully in the park. Kids can dart out from behind a building or parked car in a split second and you need to be prepared to stop in an instant. We do not want to have any accidents of any type in the park. The park speed limit is 10 MPH and we plan to put up some signage in the near future posting that speed limit.
We have received a number of calls concerning children in the park causing problems. They are leaving their toys, bikes, etc. all-over other people's lots. Delivery people have twisted ankles, and people mowing have hit these toys and other items. Also, the kids have done damage to other peoples property, including porch railings, plants and other personal property. We understand it is summer time and the kids are bored but they cannot just be roaming around the park unsupervised. You need to know what your children are doing when they are outside. They are not allowed to be on anyone else's lot without permission. PERIOD. If they are on someone elses lot they are trespassing. Many of the neighbors are very fed up and frustrated with this problem (and rightfully so) and some will be installing security cameras. They should not have to put up security cameras due to children in the park being destructive and out of control, but they are left with no other real options. We have instructed them to try and work with the parents (grand parents) to get the problem resolved and under control. But if you cannot or will not deal with the problem we have instructed them to contact the police.
Everyone lives in the same neighborhood and the best way to deal with these type issues is to be friendly and if someone tells you that your child has caused a problem you need to deal with it and not blame the person telling you, or say your child is perfet. We were all children at one time and know that is NOT TRUE. If your children (grand children) continue to be a problem for the park, you and your entire family can face eviction from the park for violation of your lease terms. We do not want to take that action but if we have proof of a continuing problem and you refuse to deal with your child we will be left with no choice but to proceed with eviction.
Everyone needs to remember that it is much better in life to be friendly to everyone and have friends for neighbors and not enemies. But that starts with everyone being friendly and not being hot tempered and or ill mannered. If everyone at least is civil with each other life is a lot better for everyone!
Thanks!
